    The landlord covers the building, NOT your stuff

    The risk

    The landlord covers the building, NOT your stuff. Furniture, electronics, clothing, and everything you own can be lost to fire, theft, or water damage — and the landlord’s policy does nothing for it.

    The coverage

    Personal property coverage. Renters personal property coverage generally pays to repair or replace your belongings after a covered loss, often even when they’re away from home. Replacement-cost (vs. actual-cash-value) settles closer to today’s prices.

    Liability

    A guest is injured, or you cause damage

    The risk

    A guest is injured, or you cause damage. If someone is hurt in your rental, or you accidentally cause water or fire damage that affects other units, you can be held responsible — and many landlords now require renters liability coverage in the lease.

    The coverage

    Personal liability coverage. Renters liability generally covers injuries or damage you’re responsible for, up to your limit, including some legal costs. It’s one of the most valuable parts of a low-cost policy.

    Loss of Use

    A covered loss makes your place unlivable

    The risk

    A covered loss makes your place unlivable. If a fire or other covered event forces you out, you still have to live somewhere — hotels and extra costs add up fast.

    The coverage

    Loss of use / additional living expense. Loss-of-use coverage generally helps with temporary housing and extra living costs while your rental is repaired after a covered loss.

    Theft

    Break-ins — and theft away from home

    The risk

    Break-ins — and theft away from home. Theft isn’t limited to your apartment; a stolen laptop from your car or a bag taken on a trip is still your loss.

    The coverage

    Theft coverage (on and off premises). Renters coverage generally includes theft of your belongings whether at home or away, subject to your limits and any special sub-limits for high-value items.

    Water Backup

    A drain or sewer backs up into your unit

    The risk

    A drain or sewer backs up into your unit. Sewer or drain backups can ruin belongings on a lower floor and are NOT automatically covered by a standard policy.

    The coverage

    Water backup coverage (add-on). Adding water-backup coverage generally protects your belongings when a sewer or drain backs up — an inexpensive endorsement worth considering, especially at ground level.
