Coastal homeowners coverage is our home turf

Insuring a home near the South Carolina coast works differently than insuring one inland. A few things we walk every coastal client through:

  • Wind and hail deductibles are separate. Most coastal policies carry a wind/hail or named-storm deductible that’s a percentage of your dwelling limit — separate from your all-other-perils (AOP) deductible. A hurricane claim can mean a much larger out-of-pocket cost than you’d expect, so we make sure you know the number before the storm, not after.
  • Flood is not covered by homeowners insurance. Standard homeowners policies exclude rising-water flood. Many Lowcountry homes near rivers, marshes, and the coast need a separate flood policy alongside their homeowners coverage.
  • Replacement cost needs a coastal lens. Rebuilding on the coast — materials, code requirements, demand after a storm — can cost more than inland estimates suggest. We review dwelling limits with that in mind.
  • HOA and community requirements. Communities like Sun City and Palmetto Bluff have their own insurance requirements worth coordinating with your policy.

Wind mitigation and the SC Safe Home program

South Carolina runs a mitigation grant program — SC Safe Home, administered by the South Carolina Department of Insurance — that helps eligible homeowners fund wind-resistant retrofits like roof strengthening and opening protection. What is a wind/hail deductible, and why is mine a percentage?
On most coastal South Carolina homeowners policies, wind and hail damage carries its own deductible, separate from the standard all-other-perils (AOP) deductible. It’s usually set as a percentage of your dwelling coverage rather than a flat dollar amount, so the out-of-pocket cost after a hurricane can be significant. Does homeowners insurance cover flooding in South Carolina?
